Can you really purchase my property in 48 hours?

In a word – YES.  Providing all the relevant legal documentation is available and in order, a purchase can be exchanged literally within hours.

What do you mean by “relevant documentation”?

All the legal documentation associated with selling a property. The property title documents, a property search, an authentic and genuine survey, a sales contracts etc. Your solicitor will advise you further.  It sound complicated, but is all pretty standard stuff.

What if I do not have all the relevant documentation?

In some cases we may take a view, in some we will propose a conditional sale.  So for example, if you do not have a valid property search, we may propose exchanging contracts subject to “nothing onerous in a search result” – that way if the search highlights a hardware store opening 2 miles down the road, we cannot pull out of the sale.  If the search highlights a refuse dump shortly opening opposite the property, then we can.

When will I get my money?

The exchange of contracts (which legally binds us to any purchase) will usually be accompanied with a 10% deposit. We will endeavor to complete (pass over the rest of the money) most purchases within a few days from exchange of contracts, but this will depend on your solicitors speed.   Upon a successful completion, we will pay your solicitors fees up to £750.

Are you reliant on bank funding or mortgages?

Every purchase will 100% be from cash substantial reserves, which at any given time exceed £5M.  Purchases will NEVER be delayed due to funding issues.

Will you want to inspect my property?

Maybe. At any given time we will reserve the right to inspect your property, possibly on more than one occasion.  It is very likely we will have one of our representatives on hand on the day of completion.  We may also wish to carry out a survey on the property.

How do you know your offer will be low?

We have to allow for a very sensible margin off what we believe is the true market value of your property to allow for fees, stamp duty, viability etc. We believe in complete transparency and make no secret of this fact. But to repeat, you are under no obligation to accept any offer whatsoever.
